The Credit Thesis: The project is 85% complete with 60% of inventory sold. The developer needs ₹15Cr for finishing costs (interiors/facade) to trigger handover. This is "Last Mile" funding where the execution risk is minimal compared to greenfield projects.
Security Structure: Theia holds a 2x Collateral Cover via mortgaged unsold inventory. We enforce an Escrow mechanism which ensures receivables from sold units service our interest first before the developer takes a single rupee out.
